A private-client case study combining Zsombor’s role in securing a rare penthouse with a detailed assessment of the residence within Dubai’s prime waterfront market.

The residence

The selected penthouse at Palm Central Private Residences on Palm Jebel Ali combined substantial internal accommodation with private outdoor space.

Its investment characteristics call for a close assessment of the individual property, its contractual terms and its position within the developing waterfront destination.

Direct developer engagement

Zsombor originated and led the private-client relationship, managed the developer contact, secured the allocation and negotiated the contractual purchase terms.

He was the client’s direct point of contact throughout, and the result was the client’s acquisition of the penthouse for more than AED 31 million.

Why this residence needed its own analysis

Penthouses are priced on features that do not average well: the level, the outlook, the ceiling height, the split between internal space and terrace, and the presence of a private pool.

A single figure per square foot hides all of it. The work was to establish which reference properties were genuinely comparable, and where they were not, to adjust for the difference rather than ignore it.

What the case illustrates

A headline price per square foot can conceal material differences between residences. The assessment considers internal living space and terraces separately, recognises differences between completed and off-plan alternatives, and examines ownership commitments alongside possible resale routes.

The supporting written analysis compares the residence with selected properties at Serenia Residences, W Residences, Serenia Living, One Crescent and Ocean House on Palm Jumeirah.

A practical view of ownership

The case study considers how the residence’s scarcity, payment commitments and resale conditions affect ownership and a potential exit. Market evidence is assessed alongside the specific property and the investor’s objectives.

It demonstrates the scope of Zsombor’s work through a concrete acquisition, direct commercial involvement and a documented assessment of the asset.

Internal space, terrace and the number that matters

Internal accommodation and terrace are not worth the same per square foot, and treating them as one figure distorts every comparison. The analysis separates them and states the weighting it applies, so the reasoning can be followed and challenged.

The same discipline applies to completion status. A residence that is ready today and one that is still being built do not trade at the same level, and the difference is not a rounding error.

What the owner is left with

A documented view of the property: what was paid, what remains committed, what the residence can reasonably be positioned at, and what would have to be true for a sale to work at a given level.

The assessment provides a reference for future ownership decisions. Its market assumptions should be revisited as conditions change.
