I have lived in the UAE for more than 20 years. I co-founded District Avenue with Maisaa Alkhani and advise private clients on buying and selling residential property in Dubai, as well as reviewing the properties they already own.

I have personally advised on, negotiated and closed transactions above AED 20 million, including one above AED 50 million.

Before we start looking at properties, we discuss what the purchase is for and how long the client expects to own it. A home for personal use calls for different choices from a property the client may need to sell in a few years.

I use recent registered sales to assess the price, then look at the home’s layout and position in the building. With off-plan resales, we also work through what is payable to the seller and what remains due to the developer. I put my recommendation in writing and explain the reservations I have, including when I think the client should walk away.

When a client proceeds, I lead the negotiation and coordinate the purchase through transfer or handover, working with the developer and the Dubai Land Department as needed.

My work focuses on Palm Jebel Ali, Palm Jumeirah, Jumeirah and Downtown Dubai. I also write District Avenue’s market analyses in English and Hungarian.
